Our vision is to pioneer the Single Family Rental (“SFR”) asset class in Canada and assemble the largest portfolio of accessible, institutional-quality homes in the country. Our goal is to acquire existing, underdeveloped or underinvested residential real estate assets and complete significant renovations to enhance the livability, life-safety, convenience, energy efficiency and aesthetic. Avanew’s team manages the process from acquisition to lease-up to ensure each home meets our high-standards and provides a consistent, best-in-class tenant experience.
Proven Track Record
Between its first two funds, Avanew has acquired 329 properties comprising 553 rental units in a variety of cities and towns across Ontario. Avanew SFR REIT will be its third fund and will significantly expand this portfolio.

In Canada, Avanew is the first to bring leading prop-tech and US REIT best practices to the market, establishing it as the leading, institutional quality Single Family Rental asset manager. Intention to rapidly grow asset base through consolidation of the Single Family Rental market. Similarly structured vehicles in the US market typically provide an IRR of around 10%.

As an unlevered vehicle, the Avanew REIT is derisked to borrowing cost volatility and provides the opportunity to grow the portfolio through acquisition of smaller market participants under pressure from higher by borrowing costs. The REIT may in the future opportunistically use leverage when accretive.
